Nicholls was instrumental in the Luton side that gained back-to-back promotions to clinch a place in the Championship in 2005.
Nicholls, who will cost around £700k, will become Kevin Blackwell's third summer signing following Sebastien Carole from Brighton and Millwall's David Livermore.
